Anian Tunney Piedmont CA real estate agent broker comments on California Association of Realtors® (CAR) April 2013 Home Sales and Price Report which points out that high demand and tight inventory continues to push up home sales and prices. The median price surpassed the $400,000-mark for the first time in five years. The April median sold price of existing single-family homes in the San Francisco Bay Area rose 7.8 percent over March, and 30.2 percent over a year ago. “The upsurge in the median price continues to be driven by an increase in sales in the upper-price range, where low inventory is less of an issue,” said CAR Vice President and Chief Economist Leslie Appleton-Young. Appleton-Young went on to say, “Over the past year, home sales in the $500,000-and-higher market segment posted a year-over-year gain of 35 percent on average, which contributed to an increase in the statewide median price of nearly 30 percent from the previous year.”  One of the homes for sale in Piedmont, which was featured in the SFGate.com real estate section is 339 Sea View Avenue.

Tunney notes that according to the CAR report, the Alameda County median sold price of existing single-family homes is up 7.9 percent from March, and 36.6 percent over April 2012. Increased market competition has significantly driven down the time on market compared with a year ago. Homes sold more quickly in April, with the median number of days it took to sell a single-family home decreasing to 27.9 days from 48 days for the same period a year ago. The median time on market for the San Francisco Bay Area was 32.4 days in April, down from 47.5 days from the same period a year ago. San Mateo County has the lowest median time on the market at 19.1 days in April, down from 23.0 days from the same period a year ago. Another good example of real estate for sale in Piedmont is 17 Littlewood Drive, listed for $1,750,000.

Tunney points out that many factors attract buyers to Piedmont, and the excellent school system is one of the biggest draws for families. US News and World Report rates Piedmont High School as 26th within California, which is higher than Palo Alto High School, ranked 29th and much higher than Cupertino High School, ranked 97th in the state. According to the GreatSchools.org website, Piedmont High School is 916 on the Academic Performance Index, which is above the California average of 751 as reported by the State of California.
