Anian Tunney Piedmont CA real estate agent broker comments on the California Association of Realtors® (CAR) sales report for September 2013.

In reference to the news released by the California Association of Realtors® (CAR) regarding September home sales(1), Anian Tunney, a real estate agent broker in Piedmont, CA, commented that while sales were down, the overall real estate market is on the mend. According to CAR, higher interest rates and continued economic uncertainty were the primary factors influencing September sales.

Tunney highlights the fact that although September sales were down 2.6% from September 2012; the inventory of single-family detached homes is up from August and almost even with September 2012. At 3.6 months, however, the current supply falls short of the six to seven month supply considered typical. One such home for sale in Piedmont is 150 Requa Road, currently offered at $7,400,000.

CAR President, Don Faught, is encouraged by the steady increase in the Californian housing inventory which is at its highest point since mid-2012. Locally, inventory is increasing as well to include such homes for sale in Piedmont as 85 Sandringham Road, offered at $1,849,000.

Tunney notes that, in the short term, home sales may continue to have tough times ahead. Analysts expect the federal government to taper off the stimulus program – resulting in increased interest rates. Rates declined some when the Fed decided last month to stay the course with the stimulus. However, the government shutdown and debt ceiling discussion could prove to have a negative impact on the market.

Even with some minor setbacks expected, Tunney continues to be optimistic about the houses for sale in Piedmont specifically, and California in general, including 179 Estates Drive, offered at $3,495,000.
