Anian Tunney Piedmont CA Real Estate Agent Broker comments on the National Association of Realtors® (NAR) monthly report which states that pending sales in the first quarter of 2013 have been consistently higher that what was reported for 2012. NAR also reports that closed home sales have been above year ago levels for 20 consecutive months, and sales are the highest since the tax credit period of 2009-2010. Demand has increased which has resulted in bidding wars where sellers are receiving offers near and even higher than the list price. The amount of time a house spends on the market as also decreased by 20 percent over the previous year. Tunney states that the NAR’s “2013 Investment and Vacation Home Buyers Survey” which covers existing and new-home sales transactions in 2012 shows that vacation home sales rose 10.1 percent over 2011. Favorably priced homes in recreational areas, along with the strong stock market recovery makes it easier for people most likely to buy vacation homes, according to NAR Chief Economist Lawrence Yun. Vacation home buyers have a
typical age of 47 years old, with a median household income just under six figures. Most want to purchase a vacation home to use for family vacations and retreats, and about a quarter of these buyers plan to convert it to their primary residence in the future. 1749 Trestle Glenn Road in Piedmont  is offered at $998,000 on a very large 21,000 sq. ft. lot located close to the Montclair shopping area.

Tunney points out that with tax season about to come to an end, the NAR provides a valuable tool for home owners which helps them understand how to get tax breaks from their home ownership. The NAR provides a document called A Home Owner’s Guide to Taxes. The topics in this report include “tax deductions when you work at home” and “other deductions you may be entitled to.” Tunney notes that the US Census Bureau is reporting single family building permits is 25.5 percent higher than February 2012, and construction starts are 18.5 percent higher and housing completions are 32.9 percent higher than a year ago.
