Piedmont CA Real Estate Agent Broker Anian Tunney Encouraged by Jump in Pending Home Sales

Numerous factors indicate the state of the economy including the number of accepted offers on homes for sale – known as pending home sales. According to the National Association of Realtors® (NAR), the pending home sales index jumped by over 6% in May. This increase far surpassed even the most optimistic forecast in a recent Bloomberg survey of economists.

Anian Tunney, a Piedmont, CA real estate agent broker, is pleased to note that contract signings in the Western Region increased 7.6%. “With the increase in job creation, reduced borrowing costs, and growing access to credit, we are really beginning to see an upturn in the housing market for 2014.” In balance, increasing home prices and stagnating salaries do limit the current reach of these improvements in the real estate market. However, the increase in prices is beginning to level out – even in Tunney’s upscale region of the San Francisco Bay Area, where homes priced under $3M have been the exception, not the rule. May’s pending home sales increase is the greatest since many first-time buyers took advantage of a tax credit before it expired – four years ago. Tunney agrees with NAR Chief Economist Lawrence Yun that first-time buyers are vital to the continued recovery of the real estate market. “As renting continues to become less affordable, there seems to be a growth in first-time buyers,” commented Tunney. When houses for sale in Piedmont include 87 Sea View Avenue, offered at $5,250,000, the neighborhood is not likely to see many first-time home buyers; however, real estate sales tend to include a bit of a domino effect – the sale of one house generally means the purchase of another. A first-time buyer somewhere can eventually lead to a home sale in Piedmont. Another of the properties for sale in Piedmont is 2063 Oakland Avenue, offered at $2,950,000.
