Piedmont Homes Sold in August 2012

Thirteen homes sold in Piedmont during August, down a bit from the previous month and from the comparable period last year.

Thirteen Piedmont homes sold during August 2012, down from July, when escrow closed on 18 homes. Last year, in August 2011, 14 homes sold.

Listing prices ran the gamut, from $709,900 for an Olive Avenue home with three bedrooms and two-plus baths to $5.15 million for a five-bedroom home on Sea View Avenue. Sales prices ranged from $580,000 to $4.5 million.

Nearly half the homes — six — sold for more than the listing price, while seven sold for less. Two homes sold for less than $1 million, three for between $1 million and $1,499,000 million, six for between $1.5 million and $1,999,000, and two for $2 million or more.

While most of the homes sold within six weeks of coming on the market, two — at the low and high extremes of the price range — lingered for several months.
