Anian Tunney Piedmont CA Real Estate Agent Broker Expresses Mixed Emotion on Housing Market

“Depending on your perspective, it could be either good news or bad news,” says Anian Tunney – a real estate agent broker in Piedmont, California – regarding the recently released results of the California Association of Realtors® (CAR) 2013 Annual Housing Market Survey(1). In short, homes are receiving multiple offers and selling for above asking price. “For sellers, this is great news. However, buyers are having a harder time. As a Realtor, I experience both the pleasure and disappointment of homes receiving multiple offers,” commented Tunney.

The increase in purchase prices is a direct result of the lack of inventory in the current California real estate market. Currently, Tunney’s inventory of homes for sale in Piedmont only numbers three, including 85 Sandringham Road, offered at $1,749,000. Outside of Piedmont, Tunney only has one home for sale in Berkeley: 2333 Vine Street, offered at $1,200,000.

Given the results of the housing market survey, it is no surprise that California’s housing affordability continues to drop. According to the CAR third quarter housing affordability report(2), the percentage of California home buyers who could afford a median-priced single-family home dropped to 32 percent as compared to 42 percent in the third quarter of 2012. In Tunney’s high end market of Alameda County, in the San Francisco Bay Area, the housing affordability index (HAI) fell from 34 percent to 21 percent between the third quarter of 2012 and that of 2013. Offered at $7,400,000, 150 Requa Road is just one of the houses for sale in Piedmont that accounts for that drop. However, “with over 7000 square feet, a spa, almost an acre of property, and an amazing view of the Bay Bridge and San Francisco, this is not just a house – it is an estate,” remarked Tunney.

Tunney has a valid point. The area is full of history and classic construction. And classic construction tends to have more square footage. Add the temperate climate and welcoming culture, and anyone can see why first-time home buyers, investors, and overseas buyers want to buy in the Bay Area.
